Whole Foods center sells to Phoenix group for $22.8 million

A two-tenant building anchored by Northern Colorado’s only Whole Foods store recently sold for $22.8 million.

CH Realty V/FTC Retail LLC, which is affiliated with Crow Holdings, sold the property at 2201 S. College Ave. in Fort Collins to Cole Credit Property Trust IV Inc., which owns predominantly freestanding retail properties across the country.

The 68,334-square-foot building is 100 percent leased to Whole Foods, which occupies 44,997 sf, and Wilbur’s Total Beverage, which has 23,337 sf, according to LoopNet.

Neither the buyer nor seller would comment about the transaction. HFF, which handled the sale, also declined to comment.

The property is located on the highly trafficked College Avenue corridor, next to King Soopers, OfficeMax, Petco and other retailers, and is close to the Colorado State University campus.

TVA LLC leased 2,207 sf of office space at 231 W. 67th Court in Loveland.
