A three-tenant office building off of East Harmony and South Timberline roads in Fort Collins provided a “worry-free” investment for a Northern Colorado buyer. Quarter Circle 4 Ranch LLC bought the 6,138-square foot building at 2126 Milestone Drive from Coral Canyon Properties LLC in an off-market deal. The price was $1.45 million, or $236.23 per sf. The building is 100 occupied by Harmony Laser Center, LabCorp and ’Ohana Salon. “It’s a very solid investment property,” said Cobey Wess of Sperry Van Ness/The Group Commercial. “The tenants that are there had been there for a long time. There is a lot of time left on their leases and the extensions that they signed,” she said. Wess represented the buyer, which was completing a 1031 exchange, with SVN/The Group Commercial’s Steve Kawulok. She also represented the seller.
