Work starts on $50M Gateway Crossing development

Construction is underway on a $50 million mixed-use development in Green Valley Ranch, bringing much-needed tenants to the area.

Equity Ventures Commercial Development and Wall Development Group have broken ground on Gateway Crossing, a more than-100,000-square-foot multilevel development at the northwest corner of Green Valley Ranch Boulevard and Tower Road.

The project will feature a mix of restaurant, retail, recreation, grocery and medical space in approximately 20 buildings with a focus on internet-resistant retail to serve the growing residential community.

“We’re excited to not only activate what experts predict will be Denver’s next economic hub in 20 years but also to address local needs,” said Mark McPherson, president and founder of Equity Ventures Commercial Development. “Gateway Crossing will have the right tenant mix to provide current and incoming residents convenient access to grocery, drug and fitness retailers near I-70 and Peña Boulevard, where 118,000 vehicles travel per day.”

Tenants that have been announced at Gateway Crossing include Natural Grocers by Vitamin Cottage, Panera Bread Co., Raising Cane’s, Bellco Credit Union, Murphy Express and SCL Health Primary Care Facility.

Equity Ventures and Wall Development, which are heading leasing of Gateway Crossing, are looking to add additional internet-resistant, service-oriented, daily need tenants to the center, which has no metro districts on the property. Currently, they are in negotiations with a drugstore to join Gateway Crossing, as well as additional health- and fitness related tenants. It is slated for completion by summer 2020.

“Our neighborhoods deserve to have healthy food options and Gateway Crossing will bring a much-needed grocery store to serve our community,” said Stacie Gilmore, District 11 Denver city councilwoman. “Working collaboratively, we continue to expand our healthy food options for all residents in far northeast Denver.”

Gateway Crossings architects are Rogue Architecture Inc., Rogue Architects and Chord Design Studio. RidgeTop Engineering & Consulting is the engineering firm and the general contractor is MCP Development.

A number of new tenants have been announced at the 9th & Colorado project, the 26-acre urban infill project at the site of the former University of Colorado Health Sciences Center in Denver.

Joining the project are TruFusion, a studio gym concept, Clean Juice, The Joint Chiropractic, and a yet-to-be-named, first-of-its-kind coffee bar. All of the tenants will join Theo, 9+CO’s first residential building, which opened last spring.

Continuum Partners and CIM Group are co-developing the project.

“The combination of wellness and food & beverage options – as well as the mix of both new concepts to Denver and popular existing concepts – will contribute to making 9+CO the highly walkable mixed-use community this area of Denver craves,” said Frank Cannon, development director for Continuum Partners. “These exciting new retail tenants opening in the building will serve our Theo residents as well as the surrounding community.”

TruFusion will be make its Colorado debut at 9+CO in Spring 2020. A rapidly expanding franchise chain based in Las Vegas, TruFusion is a group fitness concept that offers more than 200 unique workout classes per week including barre, cycling, battle ropes, yoga, Pilates, kettlebell and more.

The Joint will bring its wellness offering to 9+CO this summer. The Joint has grown to a nationwide network of more than 425 chiropractic offices and counting.

Also opening this summer will be Clean Juice, the only juice bar chain in the U.S. that provides 100% USDA certified organic products including cold pressed juices and cleanses, pressed daily on site. This will be Clean Juice’s second Denver location, the first having opened in Cherry Creek in 2018.

Additionally, 9+CO will be home to a yet-to-be-named, firstof-its-kind coffee bar, featuring freshly roasted, extraordinary coffees sourced from small farms throughout the coffee belt as well as a chef driven and scratch-made menu of bakery and breakfast items, lunch and small bites. Locally owned and operated, the new concept is expected to open this fall.




The Denver Premium Outlets recently announced new tenants that are joining the 330,000-square-foot center at 13801 Grant St. in Thornton.

Joining the center this summer are Oakley Vault, Van Heusen Company Store, Pepper Palace and Sachi Sushi.

Oakely Vault, which opened in May, occupies 2,680 sf.

Van Heusen, which will offer affordable and high-quality shirts, will open late summer in 3,948 sf.

Pepper Palace is a one-stop shop for hot sauce, barbecue sauce, salsa, pickled goods, jellies, jams, beef jerky and more, will occupy a 1,006-sf store that will open this summer.

Homegrown Sachi Sushi, from the local restaurateurs behind Sumo Sushi, will open this summer in a 3,650-sf space near the Food Pavilion. The sit-down restaurant will offer a wide array of Japanese cuisine, including hibachi style dinners, featuring sushi, chicken hibachi, shrimp hibachi, teriyaki salmon and teriyaki steak.

In addition to these new brands, Denver Premium Outlets recently welcomed Lacoste, Angels Accessories and Kustom Nation.
