Construction is underway on Stonebridge Cos.’ dual-brand Hilton property in downtown Denver. Stonebridge Cos., headquartered in Denver, is serving as the owner, developer and operator for the new 22-story project that will add 382 hotel rooms and suites to welcome guests to downtown Denver. The property is within walking distance of the Colorado Convention Center. The dual-brand property broke ground in November 2017 and will feature both a Tru by Hilton and a Home2 Suites by Hilton. The dual-brand concept provides larger, more enhanced communal areas and amenities than would be standard for a single brand. The project expands Hilton’s growing footprint of multibrand properties in the state. “Design, coordination and management of two different brand standards in a single vertical tower provides a challenge,” said Julian Nahan, Beck’s integrated project leader. The Beck Group is handling design and construction. “Stitching together and blending the two distinctly different brand aesthetics, specifically in the public areas, can be very difficult. However, the team was able to marry the two brands in a subtle way that makes sense and feels appropriate for the guest. It is perhaps the ability to effectively design and manage the two distinct brands that leads to the success of the dual-brand model. “The dual-brand model allows room for design exploration that varies from the delivery of a more defined prototype project,” Nahan continued. “This flexible approach tends to benefit both brands and the overall project overall by creating opportunities to deliver a guest experience that is overall consistent with the brands, but also creates subtle nuances where the brands co-mingle within the project’s footprint.” Marking the first Tru by Hilton property within Stonebridge Cos.’ portfolio, Tru by Hilton Denver Downtown Convention Center will feature 176 guest rooms. The downtown project also will feature a Home2 Suites by Hilton with 206 suites. Planned to open in late 2019, the 22-story property is located on the corner of 15th and Stout streets – at 801 15th St. – in the heart of downtown Denver. The property has a mix of unique offerings – each catering to the needs of the brands’ respective guests – including designated lobby and dining areas. The property also has a variety of shared amenities, including a fitness center, conference room, restaurant and bar, valet parking and a 74,500-square-foot and five-story parking garage with 153 stalls. “The building, being positioned in Denver’s urban core, provides unique challenges as the dual brands are focused on the ‘select service traveler,’” Nahan said. “The guests will have a great night’s stay due to the attention given to high-quality sound insulated walls, insulated exterior windows, efficient and quiet HVAC and extremely comfortable beds!” The project marks Stonebridge Cos.’ second dual-brand project in metro Denver.
