Neenan rounds up space for local businesses with Riverbend

The Neenan Co. will provide new office and retail space for local businesses in Timnath with development of The Plaza at Riverbend, the town’s first neighborhood commercial project.

The project will feature 39,000 square feet of for-sale office, retail and restaurant space in two freestanding, single-story buildings. It will be located on Harmony Road at Signal Tree Drive, near Poudre Fire Authority Station 8, the future Timnath Town Hall slated to break ground soon and the planned Timnath police building.

Studio 68 Fitness will own 9,307 sf in The Plaza at Riverbend’s largest building, which will comprise 23,000 sf. A 16,000-sf building is being built on a speculative basis. The Neenan Co. just broke ground on the development and will deliver the buildings late this year.

While Timnath is experiencing a housing boom and has national retailers including Walmart and Costco, the town lacks commercial product to meet the needs of local businesses, according to Randy Myers, The Neenan Co. director of real estate.

“There is currently no commercial space for local businesses and entrepreneurs in Timnath,” he said. “The current commercial businesses located in Timnath are comprised of large, national brands. We feel this project supports the demand for neighborhood services.”

“The town is excited about the Neenan project and is looking forward to a mutually successful relationship,” said Bryan Voronin, Timnath mayor pro tem.

The Plaza at Riverbend site is centrally located, less than a mile from Interstate 25. Spaces from 1,000 to 16,000 sf are available. Tom Reznik of Realtec Commercial Real Estate Services is the listing broker.

Riverbend Timnath LLC, an entity created by The Neenan Co., is the owner of the project. The Neenan Co. is a Fort Collins-based design-build firm.

Water Valley Land Co. and Stellar Development announced that Lola Neighborhood Diner will open in the former Perkins Restaurant & Bakery building at 6020 Stallion Drive in Loveland within the next 120 days.

The property is part of The Brands at the Ranch development.

“We are so excited to bring this first-to-Colorado concept to The Brands,” said The Brands developer Martin Lind.“The area is ripe for this unique concept, and Lola Diner will fast become the hot spot for super great food, especially breakfast.”

The 5,500-square-foot diner will serve breakfast all day, as well as lunch and dinner plates, offering a variety of gluten-free and vegan options.

The Brands at the Ranch is an approximately 55-acre mixed-use development on either side of Interstate 25 at Crossroads Boulevard. At build-out, the approximately $500 million development will include 242,400 sf of retail space, two multifamily developments totaling 780 units, a 200-room full-service hotel, 12-screen luxury theater, 129,000 sf of Class A office space and themed restaurant attractions.
