These structures generally are in great locations near all of the activi- ty that a downtown area has so they could be targeted for redevelopment if the demand for parking in down- town areas declines. n Vehicle sales and service. If you think Tesla’s direct-to-consumer model is changing the game for the traditional auto dealership, imag- ine a time when the majority of vehicles on the road are purchased and operated by large companies. Instead of stopping by the local dealership to haggle a better price, these dealerships will be negotiating bulk deals for entire fleets, or per- haps the manufacturers will operate their own fleets. If that happens, who do the dealerships serve? The same concept probably will apply to refueling and servicing. A company that has hundreds or thousands of autonomous vehicles likely will have the resources to have their own refueling and service stations out- side the city limits, where real estate is less expensive. These companies probably also will have their own mechanics in-house. Companies that are set up to sell and serve personally owned vehi- cles, such as dealerships, gas sta- tions and maintenance shops, will be affected and the underlying real estate likely will be ripe for redevel- opment if these businesses cannot adapt. n Household garages. Will a garage at home be necessary if you do not need or have a car? Probably not. Maybe that space could be used for a workshop or storing tools, but this could have a significant effect on home values. Many buyers won’t need a garage as personal vehicle ownership diminishes. Today, a garage adds value to a home, but it could be seen as unnecessary once preferences begin to change. If that happens, pricing for homes with garages may diminish unless they are repurposed to something more useful. Autonomous vehicle technology still is being developed, but we can anticipate many changes in the coming decades. The link between transportation innovation and real estate use has been proven before and that relationship certainly will continue with the introduction of autonomous vehicles. s Blair Continued from Page 26
