As written, the policy is the most strin- gent green roof legislation in the country, he said. The Denver Green Roof Initia- tive applies to any new building with a gross floor area of 25,000 square feet or larger, any build- ing addition that causes the building to become 25,000 sf or larger, and any existing building over 25,000 sf that is seeking a roof replacement, according to the Denvergov.org website. A green roof includes a vegetative area, but also can include a solar com- ponent. The amount of designated green space is dependent on the building’s size, ranging from 20 per- cent of the roof for properties that are 25,000-49,999 sf up to 60 percent for 200,000-sf properties or larger. No matter how you look at it, the cost will be significant, Simpson told the audience. For new builds, such as the project he is working on, the green roof will cost between $20 and $25 per sf, compared to a “standard” roof cost of about $8 to $10 per sf, he said. For facility managers, when it comes time for a roof replacement, the property will have to adhere to the requirements. If a property can- not bear the structural load of the new roof, an exemption will be con- sidered. Most likely this exemption means that the percentage of area to be designated “green” would decrease. However, if you get a variance, you’ll be required to write a check, Simpson said. This means that there still will be an elevated cost for the portion of the roof that can support the green component, a fee for not fully meet- ing the ordinance and then the nor- mal price tag associated with reroof- ing the remainder of the area with a traditional membrane component. As of print, a group of 20 stake- holders comprising the Green Roofs ReviewTask Force, which was created by the Denver Department of Public Health and Environment to determine potential modifications to the ordi- nance, have three more public meet- ings scheduled – April 6, May 2 and May 23. Summaries from the previous five meetings are available on the Denvergov.org website. Property man- agers are encouraged to attend and share their concerns and suggestions before the task force wraps up. Any task force suggestions would require the support of two-thirds of City Council (nine votes) to be imple- mented and can only be voted on six months after the initiative went into effect, Jan. 1. That six-month marker is quickly approaching, right in step with the upcoming hail season. Michelle Z.
