P
roperty managers of 1980s
product in the central busi-
ness district, take note:
Invest in your building today
to remain competitive. This
was one of the messages from the
broker panel at the Colorado Real
Estate Journal’s
office properties
conference in Sep-
tember.
The average age
of office buildings
in downtown Den-
ver is over 30 years
old. However, due
to the expanding
city infrastructure
and new buildings, tenant expecta-
tions for quality space and strong
amenity packages continue to
grow. The majority of older office
buildings need to be to updated
to become or remain desirable
because, panelists warned, as the
market softens, those tenant expec-
tations will not.
Panelists also warned that not
every shoe has dropped in regard
to the energy sector, reminding the
audience that many energy leases
will roll in 2018 and 2019. There
is an expectation that oil and gas
firms will become more efficient
with their spaces as well as more
limited in their shadow spaces –
areas that are leased but not used.
With more available space on the
market, tenants will have more
opportunities to seek out updated
properties.
Older buildings that are creating
specific niches or finding the right
cultural fit are winning, said Chris
Phenicie with CBRE. As the market
slows, the “haves” and the “have
nots” will become more evident.
One example of a property
doing just this is discussed on
Page 20. The Cash Register Build-
ing, a beloved and iconic 1983
office building, tackled the issue
of remaining relevant, inviting and
iconic with its latest building reno-
vations. The project, which took
over a year to complete, includes a
multimedia experience designed to
invoke interest from tenants as well
as the community at large.
And an article on Page 25 high-
lights management techniques for
boutique hotels. While the advice
offered is targeted toward hotels,
many of the themes could be appli-
cable to revamping any older build-
ing’s branding. A building’s brand
can make a big impact on attracting
clients and tenants.

Stonebridge Cos. to
manage Marriott Boulder
Stonebridge Cos. assumed manage-
ment of the Marriott Boulder in Boul-
der. Collaborating with Summit Prop-
erties Inc., a publicly traded REIT that
purchased the property, Stonebridge
Cos. will undertake daily leadership
of the hotel.
The 157-room full-service Mar-
riott hotel offers dining in Canyons
Restaurant and Lounge as well as in-
room dining. It also includes roughly
5,000 square feet of meeting space.
The hotel is located within walking
distance to Pearl Street Mall and the
University of Colorado campus.
New Dawn Memory Care
welcomes new management
Radiant Senior Living was named
the new management company for
New Dawn Memory Care in Aurora.
“We are excited and honored to
be a part of the wonderful team at
New Dawn Memory Care,” said Jodi
Guffee, COO and co-owner of Radiant
Senior Living. “Their commitment to
their residents fits in line with our
overall mission to create and sustain
comfortable, caring environments for
those who depend on us.”
The center provides rehabilitation,
stabilization and custom care for
residents.
In addition to the New Dawn Auro-
ra community, Radiant Senior Living
will provide management for the
Colorado Springs New Dawn location.
Griffis/Blessing adds
to management portfolio
Griffis/Blessing Inc. was selected
to provide commercial maintenance
services for 5700 N. Elizabeth in Pueb-
lo and 9348 Grand Cordera Parkway
in Colorado Springs. The group will
provide facility maintenance services,
including handling aesthetic issues,
general lighting and electrical repair,
responding to service calls and 24/7
emergency maintenance.
Jim Leach, maintenance techni-
cian, will handle the responsibilities
for the Colorado Springs property,
and Mario Gernazio, director of main-
tenance, will oversee the Pueblo site.
Griffis/Blessing Inc. also announced
its selection by HF Holdings Colorado
LLC to provide property management
services for Powers Professional Cam-
pus II, located at 6160 Tutt Blvd. in
Colorado Springs.
The 34,900-square-foot, two-story,
Class A medical office building is
home to Orthopedic Rehabilitation
Associates PC, Haven Behavioral
Outpatient Services of Colorado,
Advanced Oral & Maxillofacial Sur-
gery Center, and Front Range Obstet-
rics & Gynecology.
The commercial property services
group team of Rita Dugan, portfolio
manager, Elizabeth Miller, portfolio
assistant, Tiffany Koschwitz, property
accountant, and Jim Leach, main-
tenance technician, will handle the
day-to-day operations.

Gala Dinner and REME Awards event
in San Diego, Oct. 21, as part of the
IREM fall conference.
The REME Awards celebrate excel-
lence in real estate management by
recognizing real estate management
companies and individual practi-
tioners for innovative, leading-edge
business practices and initiatives –
from all asset classes, commercial or
residential, and of any company size.
The award submissions included
companies from the U.S., Japan, Can-
ada and Brazil.
