In the last six years alone, McWHINNEY has completed six multifamily projects with a total of 1,800 units along the Front Range, from Fort Collins to metro Den- ver, and currently has three more projects in development, totaling an additional 976 units. Recogniz- ing the housing demands of one of the fastest growing regions in the country, McWHINNEY is using its expertise in multifamily develop- ment to create housing opportuni- ties throughout Colorado’s most populated and high-demand mar- kets. Two of those projects are com- ing out of the ground in 2019: Clovis Point, a highly amenitized and stra- tegically located multifamily project in Longmont, and Railway Flats, the latest multifamily community in Loveland’s Centerra master-planned community. The new Clovis Point lifestyle community will provide 208 mod- ern apartment homes ranging in size from 560-square-foot studios to 1,252-sf, three-bedroom residences. The 220,000-sf, three-story apart- ment development will also include a selection of 1,400-sf townhomes. The first units are anticipated to be available summer 2020. Clovis Point will bring the total number of apartments delivered by McWHIN- NEY in Colorado to more than 3,800 homes, with plans to bring an addi- tional 2,000 units to the market in the next four years. The Clovis Point project sits on just over 8 acres, 1 acre of which will be devoted to open green space with a variety of planned outdoor amenities, including grills, fire pits, entertainment space, a pool and spa, central green/park space, an alpine pond, a family play area and a dog park. The com- munity’s indoor amenities will be concentrated in an alpine-inspired, two-story clubhouse planned to include mail pickup with parcel lockers, a community kitchen, multiple lounge spaces that include a 360-degree vapor fire- place, a library, coworking spaces, Fitness on Demand and yoga. The new Clovis Point apartment community will be conveniently located off the Diagonal Highway, northeast of Boulder, Gunbarrel and Niwot, and is situated near neighborhood amenities including outdoor trails and parks, shopping, dining, entertainment and brewer- ies, along with Front Range Com- munity College and major employ- ers. Partnering with Hord Coplan Macht Architects, McWHINNEY has designed a distinctive apartment community that is representative of modern architecture and ameni- ties and consistent with the exist- ing style of Boulder County and the Mountain West. Brinkman Con- struction is serving as the project’s general contractor. “The architecture of Clovis Point is intended to evoke a comfortable Scandinavian mountain resort. The innovative design and engaging amenities will serve as an extension to the great Colorado outdoors,” said Kirsty Greer, director of multi- family development for McWHIN- NEY. “The vision is to provide future residents with a variety of housing options in a contemporary space with luxury finishes and a local community lifestyle that has yet to be offered in the Longmont area.” With its unique level of archi- tectural detailing, robust amenity offerings, and convenient central location, the 11-building commu- nity at Clovis Point is positioned to attract locals and commuters throughout the greater Boulder area. The Railway Flats project in east Loveland at Centerra is planned for two phases. Having broken ground in late 2018, phase one will deliver 240 multifamily homes and is antic- ipated to begin preleasing early fall and be completed by summer 2020. The second phase is planned to include 180 homes and is scheduled to break ground in 2020. McWHINNEY will add a total of 420 multifamily homes to Loveland with this two-phase project, help- ing to meet the market demand of Northern Colorado’s fast-growing population. The multifamily proj- ect represents the fifth apartment development in Centerra and, upon completion, will mark a total of more than 1,100 apartment homes within the master-planned community. “Not only is this project a quality addition to Loveland’s rental hous- ing market, but it also represents McWHINNEY’s strong record of multifamily development in Colo- rado,” said David Jaudes, McWHIN- NEY’s vice president of multifamily development. “This project will bring the total number of apart- ments delivered by McWHINNEY in Northern Colorado to more than 2,000 and we look forward to the continued expansion of our multi- family portfolio.” Railway Flats at Centerra is locat- ed east of Sky Pond Drive and Cen- terra Parkway, just across from the 26-acre Chapungu Sculpture Park. The first phase will consist of a three-story, 297,331-sf multifamily development delivering 48 studio, 112 one bedroom, 75 two-bedroom and five three-bedroom apart- ments. The property will feature open green space following urban design principles with amenities that include an indoor/outdoor pool, clubhouse and golf simulator. Craine Architecture serves as the architect and Bryan Construction is the general contractor for the project.
