A technology company with
three locations in Loveland leased
66,443 square feet of office space
on Hewlett-Packard’s campus in
Fort Collins.
Madwire, a digital marketing
company, has grown from two
to 250 employees. It expects to
continue its growth with the relo-
cation to 3420 E. Harmony Road.
“We looked at many different
options,” said Tom Grotewold
of Rare Space, who represented
Madwire with partner Travis
Bontrager. “The HP facility in
Fort Collins made a lot of sense
because they have enormous floor
plates up there,” he said, noting
it’s unusual to find floor plates of
60,000 sf. The building also has six
parking spaces per 1,000 sf, which
is “unheard of” in Fort Collins, he
said.
The space gives Madwire room
for additional growth. In addition,
“The economics were the most
attractive of the options that we
looked at,” Grotewold said.
The timing also was good in
that the space, located on the third
floor of the three-story building,
was immediately available.
“They are big into fitness and
they will be able to put a gym
on the first floor,” said Grote-
wold. There also is a bike shed
for employees and access to HP’s
on-site cafeteria and outdoor ame-
nities, including a softball field,
Frisbee golf, basketball, etc.
“It really was an excellent land-
ing spot for Madwire,” Grotewold
commented.
Madwire signed a 10-year lease
with HP and expects to complete
its move by early June.
“We are happy tohaveMadwire
as the lead tenant in this office
project,” said Peter Kast of CBRE,
who represented HP in the trans-
action. “They are a vibrant local
company, and this building will
help themas they grow to the next
level.”
HP built the building and occu-
pied it until mid-2015. The com-
pany since has split into HP Inc.
and Hewlett Packard Enterprise.
