sitioning strategy, and local
ownership and management.
One thing unlikely to
change is the Hyatt Place sig-
nage on the tower, which is
100 percent office space but is
next door to the hotel.
“A lot of people think it’s
a hotel because it was origi-
nally intended as the Loews
Giorgio and now says Hyatt
Place,” said Klein.
The original developer
planned to put the hotel in
the tower and develop a
smaller, office building next
door. The buildings were
switched, however, because
the hospitality market was
struggling when the project
got underway in the early
1980s. The 19-story office
tower was completed in 1984
and has carried signage for
the 15-story hotel since that
building was completed two
years later.

Denver growing, it is not sur-
prising that commercial real
estate vacancy rates are falling
and construction activity is pick-
ing up. For example, the direct
office vacancy rate fell to 9.6
percent in the third quarter, the
lowest rate since the third quar-
ter of 2001. The industrial mar-
ket vacancy rate of 2.8 percent in
the third quarter was the lowest
rate and the average lease rate
of $6.81 per square foot was the
highest rate since the availability
of the data.
Strong job opportunities have
attracted new residents to metro
Denver. The total population
increased by 51,200 in 2015,
reaching 3.05 million.
Consistent residential real
estate sales activity and limited
new supply means that hous-
ing prices are increasing rapidly,
with the median home price
reaching about $350,000 in 2015,
a 12.4 percent increase over 2014.
The report also covers key eco-
nomic indicators for the state.
While data for the first eight
months of the year indicates that
Colorado is expanding at a 2.6
percent pace in 2015, employ-
ment values are likely to be
revised upward.
