HealthOne purchased the 10.75- acre parcel from Ridgegate Invest- ments Inc. for $6.55 million, accord- ing to public records. The land was bought for the continued expansion of the medical center to meet ongo- ing demand for new services and programs at the hospital. “We are pleased to have HealthOne acquire additional land in RidgeGate for the continued growth of the Sky Ridge Medical Center, which was RidgeGate’s kick- off land sale in 2001, and a top area employer beginning in 2003 when it opened,” said Keith Simon, execu- tive vice president and director of development for Coventry Develop- ment Corp., the master developer for RidgeGate. “Sky Ridge Medical Center has transformed the quality of health care available to residents of the region and has grown to be one of the top medical centers in the entire Denver metro area and we are so very proud that they selected RidgeGate and the city of Lone Tree to locate within.” The property is immediately south of the current Sky Ridge Medical Center campus and is the second-to-last parcel for sale in RidgeGate’s West Village. “While there are no immediate development plans for this parcel, this purchase gives us the flexibility to grow with the community,” said Kirk McCarty, Sky Ridge Medical Center’s new president and CEO. “RidgeGate and the city of Lone Tree have been excellent partners, and we look forward to sharing our plans when they are finalized.” Centerpointe building sells for $1.85 million A retail and office building located in the Centerpointe Plaza shopping center in Colorado Springs recently traded for $1.85 million. Spackler Capital LLC of Colorado Springs purchased the property from Office Pad LLC. The buyer was represented by Weston Thomas and Colin Thomas of Westward Properties. The seller was represented by CBRE’s Patrick Kerscher, Dan Rodriguez and Whit- ney Johnson. Located at 5731-5759 N. Academy Blvd., the two-story, 30,843-square- foot property is situated on 1.38 acres at the southeast corner of Academy and Vickers Drive. The buyer is underway on major interior and exterior renovations for new medical office users with a planned completion this summer. The unoccupied building was con- structed in 1984. Retail tenants within the larger shopping complex include Tuesday Morning, KeyBank, Dollar Tree, Boot Barn, Woodley’s Fine Furniture and International Beauty Academy. “This well-positioned building, known for its mirrored glass façade, is situated in one of Colorado Springs’ major retail corridors, sur- rounded by entertainment venues, restaurants and a wide variety of retail opportunities along the north- ern Academy Boulevard corridor,” stated Kerscher. “People feel strong- ly about this area due to its impres- sive residential density and conve- nient access to all areas of town.” Recentric buys medical office/retail building in Centennial Denver-based health care real estate firm Recentric recently pur- chased a medical office/retail build- ing in Centennial for $5.5 million. Recentric plans to rebrand the 31,000-square-foot building at 5657 S. Himalaya St. as Saddle Rock Med- ical Center. Built in 2000, the prop- erty is 94% leased, predominantly to medical tenants. Retail tenants make up about a quarter of the rent roll. “We believe this property fits in well with our strategy of acquiring, adding value and managing health care facilities,” said Recentric Man- aging Partner Darren Nakos. “We intend to hold the property for sev- eral years and work closely with the tenants to ensure a great experi- ence for them and their patients.” Advanced Pediatrics Associates, which has four locations, is the HealthOne acquires Sky Ridge land for $6.55 million The mirrored building in the Centerpointe Plaza shopping center is slated to be occupied by medical office users.
