— Health Care Properties Quarterly — September 2016
CONTENTS
Letter from the Editor
A
cross Colorado, the health
care properties market
remains active – from a sale
in La Junta to development
in the Vail Valley to con-
struction in metro Denver.
This issue of Health Care Prop-
erties Quarterly takes a look at
the activity happening within the
market as well as
emerging trends.
CBRE noted in
its first-half 2016
report that Den-
ver is expected to
remain at the fore-
front of national
users’ expansion
and capital invest-
ment plans. Like-
wise, Colorado Springs Commercial
discussed the Southern Colorado
city’s growing appeal to major pro-
viders as investments there have
signaled the city no longer plays a
distant second to Denver’s market.
Multiple brokers also contributed
to this issue with insights on the
impact of the lease obligation stan-
dard on health systems and the
emergence of tenant representation
in the Denver market.
Additional articles look at how
wellness integrates into medical
office buildings, community hos-
pitals are meeting the need for
access and convenience, and sev-
eral contractors and architects also
offer their expertise on the market,
including answering the question,
“Why health care?”
Health Care Properties Quarterly
also features a section dedicated to
senior housing and care in Colorado.
Gary Prager, who recently joined
Hord Coplan Macht as principal to
lead the firm’s senior living team in
Denver, is highlighted in a profile
article that shares details about his
nearly 40-year career.
The question of the month fea-
tures responses from individuals
outside of the senior living indus-
try regarding senior housing. The
answers offer a revealing look at
public opinion on the industry,
especially respondents’ reactions
to the question, “When you think
of senior housing, what is the first
impression that pops into your
mind?”
The section also features con-
struction starts, renovations, open-
ings and sales within the Colorado
senior community.
This issue takes a great look at
what is happening across the state’s
health care properties market. I
hope you enjoy reading it as much
as I enjoyed putting it together.
