42 / BUILDING DIALOGUE / December 2020 ELEMENTS Office Design Paradigm River North – A Next-Generation Office Concept P aradigm River North is an eight-story, 200,000-square-foot office development with ground-floor retail, café and work- space at 3400Walnut St. in the River NorthArt Dis- trict inDenver. The design for this next-generation office con- cept brings to the forefront the evolution of the modernworkplace – prioritizing engagement, flexi- bility anduser experience.With an early andunwav- ering focus on enduring, environmentally sustain- able, healthy and innovative design, the project team imagined a building that will offer unique attributes for today’s top companies – including plentiful outdoor spaces, highceilings, expansivewindows and elevated on-site amenities. The building’s design is inspired and informed by the immediate neighborhood, paying homage to the area’s industrial past while incorporating el- ements of the essential, future workplace. Its brick façade creates a sense of authenticity and continui- ty seamlessly connected with the neighborhood. The large, factory-style windows and high ceilings allow for an abundance of natural light while the open-air balconies on each floor – including an outdoor living roomon the eighth floor and awraparound corner ter- race on the seventh floor – offer expansive unobstruct- ed views of the city and nearby mountains. Open and easily customizable floor plans with efficient 27,000- nsf average floor plates offer flexibility in creating an office environment that can be adapted for today and over time,whileadiversityof settings allows flexibility and choice inwhere towork throughout the day. “Connection to nature and fresh air along with flex- ibility will be imperative as we return to work.
