While Gambrill says downtown “is where a lot of millennials want to
work,” he predicts the next trend will be transit-oriented developments
like Belleview Station that offer “the opportunity to create that micro-ur-
ban environment that's a live/work/play area.”
He adds, “I think these projects will start to work together. They're all
going to play off each other around that Belleview Station light-rail stop.”
Because multiple rail lines intersect at the station, Gambrill sees a lot of
potential as “a pause point” and notes, “You’ll start to see more and more
opportunities for higher-end retail and maybe a hotel.”
“It seems to me it’s the new tech center,” says Loveday. “Out with the old,
and in with the new.”

What went into the decision to build the first
speculative office building in the DTC area in the
better part of a decade? “The southeast suburban
market is the largest submarket for office space
in Colorado, even bigger than downtown,” says
Neenan. “We looked at the market conditions and
determined the market was getting tighter.”
Neenan describes the transit-oriented location as
“urban-suburban” and “a great crossroads,” noting that
millennials are starting to have children. They’re now
looking for “the availability of the suburban amenities,
but having an urban environment is very important
for them.”
The flexible floor plans is “what corporate clients are looking for,”
Neenan adds, and describes “strong interest” on the leasing front. “We’re
really pleased.” He also points to an “oversized lobby,” exercise facility,
and to-be-announced in-house dining options as selling points.
Beyond One Belleview Station, Prime West is keeping plenty busy.
“We just completed a project for Alliance Data in Westminster,” says
Neenan. “We’re pursuing build-to-suit development opportunities and
mixed-use development opportunities near transit.” He says future de-
velopments at Belleview Station are also on Prime West’s radar.
